Can UK citizens buy property in Portugal?

Yes. British buyers can purchase property in Portugal without being Portuguese residents. The process is the same as for other buyers: obtain a Portuguese tax identification number, agree terms, verify the property, sign the contractual documents, settle Portuguese acquisition taxes and complete, with the purchase then registered in your name.

The Portuguese purchase process did not change because of Brexit. What changed for British citizens relates to immigration status and the length of stay permitted as a visitor — not to the right to own property.

Owning property in Portugal and having residence rights in Portugal are different things. For residence, immigration and length-of-stay questions, rely on current official guidance rather than property websites.

What you need before buying

Most of this can be arranged from the UK, before an offer is accepted.

  • A Portuguese NIF for every buyer who will be named on the deed
  • Valid passport and proof of address
  • A plan for converting sterling and transferring euros on the payment dates
  • Source-of-funds documentation for the amounts being transferred
  • A decision on cash or Portuguese financing, taken early
  • Representation arrangements if you cannot travel for key stages

None of this depends on holding, or applying for, Portuguese residence.

Buying in euros when your money is in pounds

Property prices and Portuguese purchase taxes are generally expressed in euros, while your funds are in sterling. Exchange-rate movements between offer and completion can change the sterling cost of the same purchase.

Plan liquidity and transfer timing around the contractual payment dates, not around favourable rates.

Portuguese banks lend to buyers living in the UK, but the terms available to non-residents differ from those offered to residents, and each institution sets its own policy.

    Taxes, completion costs and currency movement all change the real sterling cost.

  • Confusing ownership with residence

    Buying does not create the right to live in Portugal, and residence rules are set by immigration authorities.

  • Paying a reservation before reading it

    Reservation documents are contracts and the payment is not always refundable.

Can British citizens buy property in Portugal?

Yes. There is no nationality restriction on owning property in Portugal, and Portuguese residence is not required to buy.

Has Brexit changed the property purchase process?

The purchase process itself is unchanged. What changed for British citizens relates to immigration status and permitted length of stay, not to the right to own property.

Do I need Portuguese residence to own property?

No. Ownership and residence are separate. Many UK owners never become Portuguese residents.

Do I need a NIF?
